      Also, ensure on your roofing contract that they are using a quality underlayment material, none of this “tar paper” crap, which is useless and may actually negate the warranty on materials themselves (you know, that “lifetime” or 40 year shingle that you paid hundreds of dollars per square!) In the past when we’ve done roof’s we use a GAF, a synthetic ice and watershield roofing felt. It costs a tad more, but in the long run, it’ll save you money and hassles.

      Also, double check the BRAND of shingle, not just the COLOR. In our area piss poor roofing “contractors” will buy pallets of crap quality shingles, tell their customers they’re getting a 40 yr shingle and then using paper thin ones in their place. If a roofing contractors estimate is hundreds of dollars lower than other contractors around you, ask yourself WHY that is.. what corners are they cutting.

      The average cost of to reshingle a roof is about $150-165 a square (that includes removal and disposal of the previous roof) and NEVER EVER let someone put a roof OVER your existing roof, which is another thing shit- fly by night roofers will do. Unless you’re living in a really HIGH end neighborhood and then the amount is about $200 a square.

Btw, did you know, if your house has water damage from an improper roof install, many insurance companies list that water damage as “flood” and unless you have flood insurance it may not be covered at all?!
