We are looking into home warrantys. Does anyone here have one? and if
so, are you happy with what you have? We have a potential plumbing
problem behind the wall of our master bathroom. I know its going to
cost money to have repaired…ugh! -

I’ve never purchased one. I’ve seen them offered by real estate agents/companies when selling a house but the thing is, they come and inspect everything and if you need a repair and it is deemed “a prior existing condition” then they won’t cover it anyway.

I recently purchased a foreclosure home and was offered the option of several home warranties. My mom has American Home Shield on her house and has had no problems with them despite several claims; however, the real estate agent told us that Old Republic was better so we went with them. Old Republic is a joke. They spend as much time as possible trying to figure out how to disallow a claim as possible and keep you on hold forever! I had them out for a ceiling fan (new) in the Guest Room that did not work due to electrical issues. They disallowed the claim stating that a squirrel or something must have chewed the wiring in the attic and that was not “normal wear and tear” and I would have to make arrangements with the contractor to have it repaired at my expense above and beyond the $60 trade payment due for them coming out. The contractor could not show me any evidence of the “animal” in the attic — and trust me if something had chewed through the wiring it would be dead; right? Did I mention that it was 105 degrees outside the day that the contractor spent all of 2 minutes upstairs? The contractor left stating he had another call and would get me an estimate for the repair. That was 2 weeks ago and numerous calls ago — still no repair or estimate. I am simply out the trade fee which incidentially the contracter asked whether or not I was planning on paying since he technically didn’t do anything. Not paying the fee would result in a freeze and not being able to use the policy again until the fee was paid in full.
My Kitchen-Aid cooktop combusted the first week I used it. I have been cooking in an electric skillet and crockpot for over 3 weeks now while Old Republic drags their feet! Old Republic sent out an appliance technician. He told me that the unit was unsafe; he couldn’t fix it and that he would recommend to Old Republic that it be replaced. When I called Old Republic for a status on my claim, they stated thre technician told them that there was nothing wrong with the unit and closed the ticket — maybe because he was clueless on what/how to repair the stove and simply couldn’t admit it and knew Old Republic would not honor a claim this early in the policy period?? Obviously that was contrary to what I was saying happened so they would send someone out for a second opinion at their expense. The second contractor was supposed to arrive between 8 am – 5pm. He arrived at 7 pm on the appointed day after I waited all day for him to show up. This tech examined the unit and wrote up a request for replacement as the unit was unsafe/burnt wiring. Several days later Old Republic told me that there was a descrepancy in what the technicians both said and therefore they were going to take the position that either 1) I had sabatoged the unit between the 1st and 2nd contractor’s visits or 2) that the cooktop was not in good, safe working condition when the $450 1-year policy was taken out AND THEREFORE THEY WERE DENYING THE CLAIM (despite the fact that I had an independent home inspector’s report that reflected that the unit was fine prior to my taking possession of the house). It wasn’t until after I told Old Republic that I was going to sue them in court for denying/mishandling this claim that they reviewed the matter and agreed to replace the cooktop. That’s when the real fun began . . . Old Republic only could offer a 30″ or 42″ “comparable” unit (their opinion) for the 36″ model that was being replaced and any adjustments needed in the kitchen countertop was to be my expense. My kitchen would not accommodate a 42″ cooktop due to drawers in the cabinetry and a 30″ 2 burner unit with grill was in no way comparable to the stainless steel 4 burner cooktop with full-sized grill that I had and couldn’t be mounted in the existing countertop because the hole from the prior unit was too large.
STAY AS FAR AWAY AS POSSIBLE FROM OLD REPUBLIC HOME WARRANTY OUT OF SAN RAMON CALIFORNIA — IMHO, THEY ARE A MAJOR RIP-OFF!!!!!!!!!

Would your existing home owners policy cover your in-wall plumbing issue? Any claim too early in the coverage period with a home warranty policy is subject to a close examiniation as probably “pre-existing” . . .
